Vancouver Whitecaps Relocation Odds: Will MLS Move the Caps?

MLS is exploring a potential relocation of the Vancouver Whitecaps amid what the league has called “untenable” stadium economics at BC Place. We projected hypothetical odds on where the franchise lands — if it moves at all.

Despite the “untenable” framing, full relocation of an established MLS market is rare and politically messy. New ownership, a renegotiated BC Place lease, or a soccer-specific stadium deal are all on the table. Vancouver’s media market and Canadian footprint give the league real reasons to find a way to make it work locally before pulling the trigger on a move.

Vegas has been on every league’s expansion shortlist for years, and MLS has flirted with the market more than once. The combination of population growth, tourist traffic, and demonstrated appetite for major league sports (Raiders, Golden Knights, A’s incoming) makes it the obvious destination if the league decides relocation beats expansion. A turnkey ownership group is the missing piece.

The Phoenix metro has been near the top of MLS expansion conversations alongside Vegas, with strong demographics, an existing USL Championship side, and a proven soccer-supporting fanbase. Heat is the obvious knock, but a summer-friendly schedule or covered venue would solve that. A serious local ownership push could vault Phoenix to the front of the line in a hurry.

Indy has quietly built a real soccer infrastructure with Indy Eleven and progressing stadium plans, and the metro’s sports-event reputation is well established. It’s a true longshot for relocation specifically — expansion has always been the more obvious path — but if the right ownership group moves quickly to absorb a displaced franchise, Indy isn’t out of the conversation.

Sacramento was famously awarded an MLS expansion bid before the deal collapsed when its lead investor walked. Republic FC still has one of the most engaged USL fanbases in the country, and the stadium site is teed up. The ownership question that sank the original bid is the same one looming over a relocation pitch — until someone solves it, this stays a longshot.

Relocations are often decided by which city has a billionaire willing to write a check, not which one tops a market study, so the Field is always live.

Key Context
Trigger: MLS publicly described BC Place stadium economics as “untenable.”
Ownership: Greg Kerfoot-led group has owned the club since the MLS era began in 2009.
Lease Reality: BC Place is a multi-tenant, government-owned venue — not a soccer-specific stadium.
League Calculus: Relocations are rare; expansion fees often beat them on pure economics.

Why Vancouver Whitecaps Move Is No Certainty

While no MLS team has relocated since the old San José Earthquakes moved to Houston to become the Houston Dynamo following the league’s 2006 season, there’s a real shot at seeing such a move with the Vancouver Whitecaps, whose lease at BC Place expires at the end of the year.

Given how well Vancouver’s played on the pitch this season, with an 8-0-1 record and a +20 goal differential to their name, it’s hard to imagine the club up and leaving their home since 2011, which is why we’re still giving the ‘Caps +150 (or 40%) odds of staying in British Columbia long term.

In a statement to The Athletic, the club’s leadership addressed their thoughts on potentially relocating the Whitecaps, saying “Since 2024, ownership has prioritized finding a buyer committed to keeping the team in Vancouver, and to date, no solution has been found,” speaking to the increasing odds that the team winds up south of the border in the near-term.

Why Las Vegas Could Land Whitecaps

Should the Whitecaps abscond from Vancouver, the top landing spot would be Las Vegas, at +250, with a potential ownership group called “Starr Vegas” pitching the idea of building a 50,000-seat stadium on the Strip that would potentially host the Whitecaps in the future, though there’s been little in the way of updates from either that group’s leaders or league brass, per The Athletic.

Outside of the Sin City, keep an eye on red-hot USL Championship markets like Phoenix (+450), Indianapolis (+1850) and Sacramento (+2450) to potentially land the Whitecaps if the club can’t find a local solution to keep them in Western Canada long term.

Who Else Could Land Whitecaps? A Look At The Candidates

Phoenix has long sought an MLS club of their own, with the USL Championship Phoenix Rising kicking around the Valley since 2014, with a league title in 2023 and sporting a 20-match win streak during the club’s 2019 season.

During that stretch, Phoenix Rising leadership submitted MLS expansion bids in 2017 and was rumored to have done the same in 2018 (St. Louis City SC), 2019 (when Charlotte FC won out), and 2023, when San Diego FC was awarded an expansion franchise.

Whether MLS leadership has enough guarantees surrounding a long-term stadium for the club and other, weather specific concerns that held back past efforts in Phoenix remains to be seen, though the Valley is the largest city in America without a club in the top level of men’s soccer right now.

Indianapolis could be a sleeper candidate for MLS expansion, as the USL Championship’s Indy Eleven have been around since 2013, with the city also submitting several unsuccessful MLS expansion bids in the past, just like Phoenix.

One of the major hurdles for Indy, just like Phoenix, has been the lack of a long-term home for a potential top-flight club, with the proposed Eleven Park losing financial backing from the City of Indianapolis, leaving the team to play its matches on the campus of Indiana University Indianapolis.

Sacramento has an even stranger track record with the league, having once been named the recipient of an MLS expansion club (the Sacramento Republic FC in 2019), with the capital city of the Golden State slated to join the league as its 29th franchise in 2022, before their efforts were placed on “indefinite hiatus” in 2021.

Like Phoenix and Indianapolis, the major hold-up in Sacramento has been a long-term, MLS-level stadium for Republic FC to play in, with club officials working with the city to construct a new home for them in the Sacramento Railyards.

All told, the lack of an immediate, MLS-level stadium in places like Las Vegas, Phoenix, Indianapolis and Sacramento might be enough to push the league to find a local solution for the Whitecaps. Right now, all we know is that all options are on the table, with the likelihood of the first relocation in nearly two decades happening sooner rather than later in the top flight of men’s soccer in North America.
